Can I cancel right after buying?
Possibly, if you are still inside your rescission (cancellation) period. That window is short, often just a few days, and it is set by the law of the state where you signed and disclosed in your contract. We do not guess your exact deadline for you. What is a deed-back or surrender program?
Some resorts and developers run voluntary programs that let an owner give the timeshare back, sometimes called deed-back, surrender, or take-back. Eligibility commonly depends on your maintenance fees being current and having no outstanding loan, but terms vary by developer and change over time, and no resort is required to accept one. Do timeshare exit companies work?
Some do things you can do yourself for free, and charge thousands to do them. State attorneys general have sued many timeshare exit companies over large upfront fees, guaranteed-exit promises, and advice to stop paying. We do not name or endorse any exit company. We simply show you the same self-help steps so you can decide whether paying someone is worth it for you.
Will my credit be hurt if I stop paying?
Yes, it can. Unpaid maintenance fees or loan payments can be sent to collections and reported to the credit bureaus, and a resort may pursue foreclosure.
